30 Acres, over $270,000 in profit

We took a 30 acre parcel in a nice area and divided it into 4 tracts of about seven acres each. The property was found on the MLS. It was purchased at a price of about $230,000 and we are expecting sales well over $500,000.

This shows that even a small acre parcel in the right area can be very rewarding. It worked because we knew the county regulations and the process for approvals. Larger tracts are great, but even something this size can work as well and there are many that get overlooked.

38 acre corner parcel Subdivided 11 Ways

We found a 38 acre corner parcel in an area that we knew had easy rules for dividing land. Because it was a corner it gave us a lot of options for how to draw in the parcels. We were able to make almost a dozen lots that were much smaller than the original and this opened up the buyer pool significantly. It allowed us to sell some for cash and some on terms.

Having multiple small parcels to sell helped sell the project fairly quickly. By knowing the rules and providing what the marketplace was looking for we were able to have a successful project where we more than doubled our money and the buyers were very happy. Not everyone is looking for 38 acres but there's a lot of people looking for 3 or four acres for a home site.

39 Acres, over $85,000 in Profit Within 10 days

We found a parcel of agricultural land that was approximately 39 acres. We researched the demand in this area and we felt like we were getting the property at a good price. In this area the county would allow for one split every 12 months but because of the shape of the parcel we thought that the best approach would be to list the property for sale. All we needed to do was the proper due diligence and get a fresh survey.

That was the right approach because we found a buyer within 10 days that paid us our full asking price of about $190,000 and our purchase price was $105,000. Sometimes keeping it simple and getting a fast turn around is the best approach.

Rapid and Successful Sale of a 33-Acre Pasture

40 acres found from mls, forced appreciation

In an area that we had sold property in before we saw a 40 acre property pop up on the MLS. We made an offer within 24 hours but the agent had probably underpriced the property and there were several competing offers. We determined the property would go well over asking and submitted a bid that was approximately $50,000 over the asking price. We won the deal and determined that we could split the property into five parcels.

We closed on the purchase and within about two weeks had sold two of the parcels to neighbors for sales of about $240,000. This was nice because we used a bank loan to purchase the property and between the down payment and other costs had only put out $90,000.

We anticipate Total sales of over $600,000. By both knowing the value and by forcing appreciation when we split in the parcel, we were able to create significant value.

46 acres - $250,000 profit in less than a year

In June, we bought 46 acres, long on a blacktop road, for $220,000.

It had power and telephone only. The land rose sharply from the road, a nice hill, and was a 25-year-old pine plantation which had been thinned just before the seller put it on the market. So it was scattered mature pine with a good bit of logging debris.

We made a loan, putting 20% down = $45,000, and regular monthly payments amortized over 20 years or so. We spent maybe $20,000 in bulldozer, survey, interest, marketing, etc. So our total cash outlay was about $65,000.

We broke the land into 11 tracts, from 3 acres to 5 acres each. This was a county we’d worked in before, with lax subregs, so it was easy to get the plat done. Because we had to do a bit of clean up, along with suffering a natural disaster in the area, our first sale didn’t happen until November.

So at seven months along, we had $237,000 back, which was pretty close to our total cost of the deal. And we had five lots left. In slightly less than a year, we had $490,000 in sales, against maybe $240,000 in total cost.
